These Terms of Service ("Terms") govern your access to and use of the OffRamp REI website, applications, data, and product (collectively, the "Service"). The Service is owned and operated by America Home Restoration LLC, a Utah limited liability company ("AHR," "we," "us," or "our"). By creating an account, subscribing, or otherwise accessing or using the Service, you agree to be bound by these Terms. If you do not agree, do not use the Service.
You must be at least 18 years old and able to form a legally binding contract. If you use the Service on behalf of a company or other entity, you represent and warrant that you are authorized to bind that entity to these Terms, and "you" refers to both you and that entity.
You must provide accurate, current, and complete information when you register and keep it up to date. You are responsible for safeguarding your credentials and for all activity that occurs under your account. Accounts are for a single user. You may not share, sell, or transfer your account or login, and you may not permit multiple people to use one account. Notify us promptly at [email protected] of any unauthorized use.
The Service surfaces property information — including public-record property details, estimated equity and mortgage data, pre-foreclosure, foreclosure-auction, and probate data — and, on paid plans, skip-traced owner contact information (such as phone numbers and email addresses). This data is compiled from public records and licensed third-party data providers (collectively, the "Data").
You may use the Data only for legitimate, lawful business purposes. You must comply with all applicable laws when using contact information, including the Telephone Consumer Protection Act (TCPA), federal and state Do-Not-Call rules, the Fair Debt Collection Practices Act (FDCPA), the Fair Credit Reporting Act (FCRA), the Driver's Privacy Protection Act (DPPA), the Gramm-Leach-Bliley Act (GLBA), and all other applicable state and federal laws.
The Data is NOT a consumer report, and OffRamp REI is NOT a consumer reporting agency, as defined by the FCRA. You may not use the Service or any Data, in whole or in part, for any purpose covered by the FCRA — including, without limitation, determining eligibility for credit, employment, insurance, housing or tenancy, or any other "consumer report" or FCRA-permissible purpose. You may not use the Data to stalk, harass, threaten, defraud, or unlawfully discriminate against any person.
You are solely responsible for how you contact property owners and other individuals, whether by phone call, text message, email, or direct mail. You must comply with all marketing, telemarketing, and consumer-protection laws, including the TCPA, federal and state Do-Not-Call rules, calling-time restrictions, wireless-consent requirements, the FDCPA, and any foreclosure-consultant or equity-purchaser statutes in the states where you operate. You are responsible for scrubbing against Do-Not-Call and litigation lists, obtaining any required consent, and honoring opt-out requests. We do not provide outreach compliance and are not responsible for your communications.

The Data is compiled from public and third-party sources, is provided "as is," and may be incomplete, inaccurate, or out of date. We make no warranty of accuracy, completeness, or fitness of any Data, including property values, equity or mortgage estimates, owner identity, or contact information. The Data and any estimates (such as ARV or Deal Analyzer outputs) are for general informational purposes only and are not legal, financial, tax, or investment advice. Always independently verify records — including recorded notices, payoff and reinstatement figures, liens, and sale terms — and consult a licensed professional before acting. You are solely responsible for your decisions and their outcomes.
We do not guarantee any particular outcome, deal, equity figure, data match rate, or financial return. Real estate investing involves substantial risk.
The Service, including its software, content, compilations, and branding, is owned by us or our licensors and protected by law. We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service and Data for your own internal business use, subject to these Terms. All rights not expressly granted are reserved.
The Service relies on third-party services and providers, including Stripe (payments) and licensed data providers. Your use of those services may be subject to their own terms, and we are not responsible for their content, accuracy, availability, or practices.
THE SERVICE AND ALL DATA ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, ACCURACY, AND NON-INFRINGEMENT, TO THE FULLEST EXTENT PERMITTED BY LAW. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
TO THE FULLEST EXTENT PERMITTED BY LAW, IN NO EVENT WILL AHR OR ITS OWNERS, MEMBERS, OFFICERS, EMPLOYEES, OR SUPPLIERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATING TO THE SERVICE OR THESE TERMS, WHETHER BASED IN CONTRACT, TORT, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS ($100).
You agree to indemnify, defend, and hold harmless AHR and its owners, members, officers, employees, and suppliers from and against any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Service or Data; (b) your outreach or communications with any individual; (c) your violation of these Terms or any law (including the TCPA, FDCPA, FCRA, DPPA, GLBA, or Do-Not-Call rules); or (d) your infringement of any third-party right.
We may suspend or terminate your access, with or without notice, if you violate these Terms or misuse the Service or Data. Upon termination, your right to use the Service ends. Sections that by their nature should survive termination (including Sections 5–6, 8–9, and 11–17) will survive.
These Terms are governed by the laws of the State of Utah, without regard to its conflict-of-laws rules. You agree that the state and federal courts located in Utah will have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Service, and you consent to personal jurisdiction and venue there.
We may update these Terms from time to time. Material changes will be posted here with a new "Last updated" date. Your continued use of the Service after changes take effect means you accept the updated Terms.
